What changes the price
The figures below are from Bark’s guide (excluding VAT) unless the line says otherwise.
- Size. Firms price by the room or by the square metre. Fantastic Services gives £1.50 to £4 per square metre outside London and the South East.
- Condition. Heavy soiling adds £10 to £20 a room.
- Fibre. A 100% wool carpet adds around 15%.
- Method. For a small room, foam encapsulation averages £33, dry compound cleaning £35 and hot water extraction £43. For a three-bed house the figures are £230, £250 and £260.
- Moving furniture. Adds around £28 on average.
- Stairs and rugs. Fantastic Services prices these separately: £25 to £45 for stairs and landing, and £20 to £40 for a small or medium rug, outside London and the South East.
- Where you live. Fantastic Services says London and the South East run roughly 20 to 30% above the rest of the UK. Bark puts London about 15% above its national average.
Hidden costs to watch for
A low headline price can grow once extras are added. Bark’s average prices for add-ons, excluding VAT (checked 23 October 2026):
| Add-on | Typical cost |
|---|---|
| Stain protection, per room | about £15 |
| Anti-insect treatment, per room | about £10 |
| Specialist stain treatment, per stain | about £18 |
| Deodorising or pet odour, per room | about £20 |
| Anti-allergen treatment, per room | about £15 |
Three more to ask about: the minimum charge, any charge for moving furniture, and VAT. Bark’s figures exclude VAT, which is 20% on most services, so a VAT-registered firm can invoice more than a guide price suggests. Fantastic Services says its figures include VAT where applicable. Ask for the total in writing, with VAT and every extra included.
Professional clean or hire a machine
Rug Doctor machines hire from £27.99 for 24 hours and from £32.99 for 48 hours (checked 23 October 2026). Cleaning solution is bought separately.
For one or two rooms, hiring costs less than a professional visit, whose minimum charge is £50 to £70 at Fantastic Services. You move the furniture, carry the machine, fill and empty the tanks and rinse the carpet yourself. Soap left in the carpet attracts dirt back, so a poorly rinsed carpet can look dirty again sooner.
A professional brings stronger equipment, treats stains before the clean and moves the furniture.

Questions
How much does carpet cleaning cost in Manchester?
Checkatrade shows an average of £118 for carpet cleaning in Manchester, with a range of £89 to £160 (checked 23 October 2026). Our starting prices are £45 for a bedroom, £60 for a lounge and £45 for stairs and a landing. The minimum charge is £60.
How much does it cost to get a carpet professionally cleaned in the UK?
About £25 to £50 a room, or £100 to £250 for a typical two or three bed home. Bark averages £30 for a small room and £50 for a double bedroom, and Fantastic Services gives £25 to £40 a room outside London and the South East. Both were checked on 23 October 2026. London costs more.
What is the average cost of a carpet cleaner?
A professional usually charges £25 to £50 a room, with a minimum charge of £50 to £70 (Fantastic Services, checked 23 October 2026). If you mean hiring a machine, a Rug Doctor costs from £27.99 for 24 hours, plus cleaning solution (Rug Doctor, checked 23 October 2026).
Is professional carpet cleaning worth it?
For one or two rooms, a hire machine costs less on the day. A professional costs more, but brings stronger equipment, moves the furniture and treats stains first. Hire machines can leave soap in the carpet if it is not rinsed well, and soap attracts dirt back, so the carpet can look dirty again sooner.
Is there a minimum charge for carpet cleaning?
Most firms have one. Fantastic Services gives £50 to £70 outside London and Bark gives about £70 (both checked 23 October 2026). Ours is £60.
Does the price include VAT?
Some cost guides leave VAT out. Bark’s figures exclude it, and VAT is 20% on most services if the firm is VAT registered. We confirm the total, including any VAT, before we start.
Can you remove pet urine, and does it cost more?
In most cases, yes. We treat urine with an enzyme cleaner that breaks down the source of the smell, not just the stain. Many firms charge extra for odour treatment: Bark averages £20 a room (checked 23 October 2026). We include any treatment in the fixed price we confirm before we start. If an old stain has bleached the fibres, we tell you first.
