Move-out clean
How the clean works
Send us the inventory
Share the agent’s checklist or check-in inventory. We clean to it room by room.
Kitchen and bathrooms first
The oven, hob, fridge, limescale and grout take longest, so the team starts there.
Every room, top to bottom
Light fittings, doors, skirting boards, inside cupboards, windows and hard floors.
Carpets last
We clean the carpets at the end so nobody walks on them wet, then send you photos of every room.
What affects the price
The size of the property
A studio flat is from £150, a 1-bed flat from £180, a 2-bed house from £240 and a 3-bed house from £300. A bigger home, or a flat with a second bathroom, takes longer. Send us the number of rooms and we price it before we book.
The state it is in
A burnt-on oven, thick limescale, mould on the silicone or a lot of pet hair adds hours. If the property needs more than a standard move-out clean, we tell you why and what it costs before we start.
Carpets
Carpets are £30 a room. We clean them with hot water extraction at the end of the job, and we include them in the fixed price we confirm before we start.
Furnished lets
Sofas and mattresses are priced on their own: a 2-seater sofa from £55 and a double mattress from £45. Add them to the same visit and the whole property is done in one go.
Prices elsewhere
Most firms price by property size, but some leave out the oven or the carpets. Our end of tenancy cleaning cost guide compares typical UK and Manchester costs.
What we clean, room by room
Kitchen
The oven, hob and extractor degreased, the fridge cleaned, worktops and tiles wiped down, the sink and taps descaled, and inside every cupboard and drawer.
Bathrooms
Limescale removed from taps, tiles, showers and screens. The bath, basin and toilet cleaned, and the grout scrubbed.
Bedrooms and living rooms
Inside wardrobes and drawers, skirting boards, doors and door frames, light fittings, switches and sockets, inside windows and the sills.
Floors and carpets
Hard floors vacuumed and mopped, and carpets cleaned with hot water extraction last. Working through it yourself? Use our end of tenancy cleaning checklist.
Where agents look closely
Inside the oven
Grease on the racks, the trays and the door glass is one of the first things an agent checks. We degrease all of it, along with the hob and the extractor filter.
Dust in high and low places
The tops of doors, light fittings, window tracks and skirting boards. Dust there shows straight away on an inspection, so we wipe every one.
Behind and underneath
Behind the toilet and round the base of the pan, the washing machine drawer, and the floor edges where a vacuum does not reach.
Balconies and gardens
These are often on the agent’s list too. Check your checklist before you book, and tell us if a balcony or patio needs doing.
What is not included
Damage and missing items
A clean cannot fix a burn on the worktop, a hole in the wall or a broken blind, and it cannot replace missing items. Those are between you and the landlord.
Outside windows
We clean the inside of every window and the sills. Outside windows are not part of the clean.
Things left behind
We clean around anything still in the property, so the floor under it and the cupboards behind it may be missed. The clean works best once your things have gone.
Your deposit
We clean to the agent’s checklist and come back free if they flag anything we cleaned. The deposit itself is decided by the landlord, the agent and, if you disagree, the deposit scheme.
Before check-out
Book a day or two before check-out
That leaves time for the agent’s inspection, and for us to come back if they flag anything.
Send us the inventory
The check-in inventory and its photos are what the agent compares against. Send it with the booking, or the agent’s check-out list if you have one.
Move out first
Take your furniture, boxes and food out before we arrive, so we can clean inside every cupboard and under where things stood.
Empty the fridge and freezer
Take all the food out. If the freezer has built up ice, switch it off the night before with a towel underneath, so it is defrosted when we arrive.
Keys
You do not need to be there. Leave the keys with the agent or a neighbour, and we collect them and return them the same day.
For the check-out inspection
Photos of every room
We send you photos when we finish, so you have a record of how the property was left.
Let the carpets dry
Most carpets are dry in 2 to 4 hours. Keep a window open if you can, and do not walk on them in outdoor shoes until they are dry.
Keep your own record
Take dated photos of every room on the day you leave and keep our invoice. Both help if there is a question over the deposit.
If the agent flags something
Ask them for the problems in writing, with photos. If they flag anything we cleaned within 72 hours, we come back and redo it free.
For tenants, landlords and agents
Tenants
You move out and we clean to the inventory. Hiring a professional is your choice. In England, a landlord or agent cannot make you pay for one, but they can ask for the property to be cleaned to a professional standard.
Landlords
A clean between tenants, ready for the next check-in inventory. We invoice you directly and send photos of every room.
Letting agents
We collect keys from the office, clean to your checklist, send photos for the file and invoice the agency.
How a visit works
Point out the problem areas
Show us any stain or mark, and tell us what caused it and whether anything has been used on it already. Some home stain removers set a stain or strip the colour, and that changes what we use.
Water and power
We bring the products and the equipment. We only need running water and a plug socket, so leave both on until we finish.
Pets and children
Keep them out of the room while we work, and off anything we cleaned until it is dry.

Questions
What does an end of tenancy clean include?
Everything on the agent’s inventory checklist: the oven, hob and extractor, the fridge, limescale in the bathroom, inside cupboards and drawers, inside windows, skirting boards, doors, floors and a full carpet clean.
How much does an end of tenancy clean cost?
A studio flat is from £150, a 1-bed flat from £180, a 2-bed house from £240 and a 3-bed house from £300. Carpets are included. We confirm a fixed price before we start.
Does end of tenancy cleaning include carpet cleaning?
Ours does. We clean the carpets last with hot water extraction, at £30 a room, inside the fixed price we confirm before we start. At many firms carpets are an extra, so check what a quote covers.
Do I have to pay for a professional end of tenancy clean?
No. In England, a landlord or agent cannot make you pay for a professional clean or use a particular company. They can ask for the property to be cleaned to a professional standard, which you can do yourself.
How long does an end of tenancy clean take?
A team of two takes about 3 to 4 hours for a 1-bed flat and most of a day for a 3-bed house. Heavy grease or limescale can add time.
Will I get my deposit back?
We clean to the agent’s checklist, and if the agent flags anything we cleaned within 72 hours, we come back and redo it free. We cannot promise the deposit itself, because damage and missing items are outside a clean.
Do you work for landlords and letting agents?
Yes. We invoice the agent or landlord directly, collect keys from the office and send photos when the job is done.
Do I need to be there?
No. Leave the keys with the agent or a neighbour. We send photos when we finish and return the keys the same day.
