How a Manchester deep clean works

  1. Send the details

Send the bedrooms, the bathrooms and a few photos on WhatsApp. For a flat, add the floor, whether there is a lift, and how we get in: concierge, fob or key.

  2. Agree the list

We agree the rooms and any extras, such as an oven clean, and confirm a fixed price before the visit.

  3. Top down, room by room

High dust comes off first and the floors come last, so nothing falls onto a surface we have just cleaned. The kitchen and bathrooms get the most time, because grease and limescale need time to work.

  4. Photos and a check

If you are home, we walk round with you. If not, we send photos when we finish. Tell us within 72 hours about anything you want done again and we come back, free.

Student lets in Fallowfield, Withington and the city centre

  • The June to September turnover

Many student tenancies end and begin between June and September, so a house can have a short gap between one group leaving and the next arriving. If you are a landlord or an agent, book as soon as you know the dates and tell us the day the house has to be ready by.

  • Shared houses and flats

A shared student house usually has several bedrooms, one or two bathrooms and a kitchen that everyone uses. Send us the number of bedrooms and bathrooms, and who will let us in. Our table stops at a 4-bed house, so for a bigger one we confirm a fixed price from the numbers you send.

  • Who is booking

Sharers can split the bill, but one person needs to book and agree the price. Landlords and agents can book direct, and we invoice them directly. We can also collect the keys from the agent’s office. Tell us which one and when it closes.

  • During a tenancy or in the gap

A deep clean suits a house with furniture in it, so it works for sharers who want the kitchen and bathrooms reset during the year as well as for a landlord between lets. If a letting agent will inspect the house against an inventory at the end of the tenancy, book the end of tenancy clean instead.

Moving in and moving out

  • Before you move in

A home can look clean and still have grease behind the hob and limescale on the taps. If the property is empty and you want every cupboard cleaned inside before your things arrive, ask for an end of tenancy clean. If you have moved in, or you only want the kitchen, bathrooms, surfaces and floors done, book a deep clean.

  • After you move out

If you own the home, or you are a landlord with no agent’s checklist to meet, a deep clean once the furniture has gone resets the kitchen, bathrooms, doors, skirting, windows and floors. If you are a tenant and an agent or landlord will check the property against an inventory, you need the end of tenancy clean.

  • How it differs from an end of tenancy clean

An end of tenancy clean in Manchester follows the agent’s checklist and goes inside every cupboard, drawer and wardrobe, plus the oven, fridge and freezer. A deep clean follows the list we agree with you: the fronts and worktops, the outside of the appliances and every surface, but not the inside of the oven, which is a separate clean.

  • Not sure which you need

Send us the agent’s checklist, or tell us who will inspect the property. We say which clean fits before you book, so you do not pay for the wrong one.

City-centre and Salford Quays flats

  • The floor and the lift

Tell us which floor the flat is on and whether there is a lift. If the building asks you to book the lift or to tell the concierge about contractors, tell us what it needs.

  • How we get in

Say whether we collect a key, use a fob or are let in by the concierge. If the key is at the desk, give us the opening times. If the lift or the stairwell needs a fob, tell us how we get one for the visit.

  • Parking and unloading

Tell us where we can park or unload, and how far that is from the door. Many blocks have limited parking, and we carry in the products, a steam cleaner and steps, so the walk matters. Check any contractor rules with your building or agent and pass them on before the visit.

  • Water and power

Make sure the water and electricity are on, which matters most in an empty flat between lets. We bring everything else.

What a deep clean covers

  • Kitchens

Shared and rented kitchens build up grease on cupboard fronts, tiles and around the hob. We degrease the fronts, worktops, tiles and hob, wipe the outside of the appliances, and descale the sink and taps.

  • Bathrooms

Limescale comes off the shower screen, taps and tiles, and the bath and toilet are cleaned. We run steam over the grout and seals to lift the grime without harsh chemicals. Mould grown into old silicone usually means the sealant needs replacing, and we tell you if that is the case.

  • Bedrooms and living areas

High dust comes off shelves, light fittings and the tops of wardrobes. Then skirting boards, doors, frames and light switches are wiped by hand, along with behind and under any furniture we can move safely.

  • Windows and floors

Inside windows, sills and frames are cleaned. Floors are vacuumed and mopped right to the edges. Carpets are vacuumed, not steam cleaned.

  • Extras on the same visit

Book oven cleaning in Manchester for the inside of the oven, or carpet cleaning in Manchester for a hot water extraction clean. A sofa can go on the same visit too: see sofa cleaning in Manchester. Ask when you book so we bring the right equipment.

How a visit works

  • Point out the problem areas

Show us any stain or mark, and tell us what caused it and whether anything has been used on it already. Some home stain removers set a stain or strip the colour, and that changes what we use.

  • Water and power

We bring the products and the equipment. We only need running water and a plug socket, so leave both on until we finish.

  • Pets and children

Keep them out of the room while we work, and off anything we cleaned until it is dry.

Our promise

  • £5m insured

Public liability insurance on every job. Ask and we send the certificate before your clean.

  • DBS-checked team

Every technician has a DBS check. Our own team does every job, never subcontractors.

  • Free re-clean

Not happy with an area we cleaned? Tell us within 72 hours and we come back and clean it again, free.

Questions

How much does a deep clean cost in Manchester?

A studio flat is from £120, a 1-bed flat from £150, a 2-bed house from £200, a 3-bed house from £260 and a 4-bed house from £330. For a larger house, send the number of bedrooms and bathrooms. We confirm a fixed price before we start, and the minimum charge is £60.

Which parts of Manchester do you cover?

All of Manchester and Salford, plus Stockport, Trafford, Oldham and Bury. That includes Fallowfield, Withington, Rusholme, the city centre, Ancoats and Salford Quays. Not sure? Send us your postcode.

Can you deep clean a student house in Fallowfield or Withington?

Yes, during the year or in the gap between tenancies. Tell us the number of bedrooms and bathrooms and who will let us in. For a shared house, agree who is paying before you book, so the booking is not held up.

Should I book a deep clean or an end of tenancy clean when I move out?

If your letting agent or landlord will check the property against an inventory, book the end of tenancy clean. It follows their checklist and goes inside every cupboard and appliance. A deep clean is for a home with furniture in it, or an empty one with no checklist to meet.

Can you deep clean a flat with a concierge or fob entry?

Yes. Tell us the floor, whether there is a lift, and whether the concierge, a fob or a key gets us in. Add where we can park or unload. If the building has rules for contractors, ask your agent or the concierge and send them to us before the visit.

Do I need to be home?

No. Leave a key or a door code, or arrange for the concierge or your agent to let us in, and tell us when the desk or office is open. We send photos when we finish.

Can you clean the oven and carpets on the same visit?

Yes. An oven clean is from £55 and a bedroom carpet from £45. Ask when you book so we bring the right equipment, and we confirm the full price before we start.

Can you remove mould from a bathroom?

We remove surface mould from grout, tiles, sealant and window frames. Mould grown into silicone usually needs the sealant replacing, and damp that keeps coming back needs its cause fixing. We tell you which it is on the walk round.
