Hot water extraction
What happens on the day
Check the carpet
We look at the fibre, the stains and any wear, and tell you what will and will not come out.
Lift the dry dirt
A deep vacuum pulls out grit and hair. Most of the dirt in a carpet is dry soil, so this step matters.
Treat and rinse
A pre-spray breaks down oily dirt and stains. Hot water then rinses the pile and strong suction pulls it back out.
Groom and dry
We groom the pile so it dries evenly and set up air movers. Most carpets are dry in 2 to 4 hours.
What affects the price
The size of the room
Our prices are for standard rooms: a bedroom from £45, a lounge from £60 and a through lounge from £75. A very large room, or a lounge that runs into a dining area, costs more. Send us rough sizes or a photo and we price it before we book.
How dirty the carpet is
Dark traffic lanes, pet accidents and years of build-up need more pre-treatment and a slower rinse, so they take longer. If a carpet needs more than a standard clean, we tell you why and what it costs before we start.
Stairs, landings and hallways
Stairs are cleaned step by step with a hand tool, because the front edge of each step takes the most wear. Stairs with a landing are from £45 and a hallway from £25.
How much you book
Prices are per room and the minimum charge is £60. A hallway on its own costs the minimum, so it is worth adding a rug, a sofa or a mattress to the same visit. For more on prices, read our carpet cleaning cost guide.
Carpets we clean
Synthetic carpets
Most carpets in UK homes are nylon, polypropylene or polyester. They take hot water well, so they get a full hot water extraction and are usually dry in 2 to 4 hours.
Wool and wool blends
Wool is soft and hard-wearing, but too much heat or water can shrink it or turn it brown. We use a lower temperature and a low-moisture method, and wool can take a little longer to dry.
Deep pile and shaggy carpets
Long pile hides more grit and holds more water. We vacuum it slowly, rinse it in more passes and groom the pile so it dries evenly instead of matting.
Loop pile and Berber
Loops can snag, and light-coloured Berber can show brown marks as it dries if it is left too wet. We keep the water low and the airflow high to stop that.
Stains: what comes out
Usually lifts well
Mud, food, tea, coffee, red wine, fizzy drinks and the grey traffic lanes in hallways and doorways, especially when the stain is fresh.
Pet urine and smells
We treat urine with an enzyme cleaner that breaks down the source of the smell. If urine has soaked into the underlay, the smell can come back and the underlay may need treating too. Read how to remove pet urine from carpet for what to expect.
May only fade
Ink, hair dye, nail varnish, rust, plant pot rings and stains that have been there for years. We test them first and tell you what is likely to lift.
Will not come out
Bleach marks, burns and patches where a strong cleaner has taken the colour out. That is damage to the fibre, not dirt, so no clean can bring the colour back. We point these out before we start.
Getting the room ready
Clear the small things
Pick up toys, shoes, plants, cables and anything breakable from the floor. We move sofas, chairs and tables ourselves and put them back on protective pads.
Big furniture stays put
Beds, wardrobes and heavy units stay where they are, and we clean around them. If you want the carpet under the bed done, move it before we arrive.
No need to vacuum
A deep vacuum is the first step of every clean, so you do not need to do one.
Drying and aftercare
Walking on it
Most carpets are dry in 2 to 4 hours. If you have to cross a damp carpet, wear clean socks, not outdoor shoes or slippers with dark soles.
Helping it dry
Open a window, keep the heating on low and leave the doors open so air moves through. Wool and deep pile take longer than a short synthetic pile.
Furniture pads
Leave the pads under the furniture legs until the carpet is fully dry, so wood stain and metal feet do not mark the pile.
Keeping it clean
Vacuum busy areas twice a week and put a mat at each outside door. Blot spills with a clean white cloth and cold water, and do not rub, because rubbing spreads a stain.
Hire machine or professional clean?
What a hire machine does
A hire machine sprays water and shampoo into the carpet, but its suction is weaker, so the carpet stays wet for longer and soap is left in the pile. The soap can attract dirt, so the carpet can look dirty again sooner.
What we do differently
We vacuum first, pre-treat the stains, rinse with hot water and pull it back out with strong suction, then dry the room with air movers. Less water stays in the carpet and no soap is left behind.
When it is worth calling us
Traffic lanes that vacuuming does not shift, pet smells, a move in or out, or a carpet that has not been cleaned for over a year. Read is professional carpet cleaning worth it for the full comparison.
How a visit works
Point out the problem areas
Show us any stain or mark, and tell us what caused it and whether anything has been used on it already. Some home stain removers set a stain or strip the colour, and that changes what we use.
Water and power
We bring the products and the equipment. We only need running water and a plug socket, so leave both on until we finish.
Pets and children
Keep them out of the room while we work, and off anything we cleaned until it is dry.

Questions
How much does professional carpet cleaning cost?
A bedroom is from £45, a lounge from £60, and stairs with a landing from £45. Big rooms and heavy staining cost more. We confirm a fixed price before we start, and the minimum charge is £60.
Is steam cleaning the same as hot water extraction?
Yes. Most people call it steam cleaning. The machine sprays hot water and a cleaning solution into the pile, then pulls it back out with strong suction, taking the dirt with it.
How often should carpets be cleaned?
Every 12 to 18 months in most homes. Every 6 to 12 months if you have pets, young children or a busy hallway.
Can carpet cleaning kill fleas?
Hot water extraction can lift some flea eggs and larvae out of the pile, but it will not end an infestation on its own. Treat your pets and the home first, then book the clean to help clear what is left.
Can carpet cleaning remove mould?
We can clean light mould spots on the surface of the pile. If mould has grown into the backing or the underlay, cleaning will not fix it and the carpet needs replacing. We tell you before we start.
Can carpet cleaning cause allergies?
A carpet left wet for days can grow mould, which can make allergies worse. We pull most of the water back out and use air movers, so carpets dry in hours. The clean can also reduce the dust, pollen and pet dander held in the pile.
Why does my carpet smell after cleaning?
A damp smell usually means the carpet or the underlay is drying too slowly, or water has woken up an old urine stain. Open a window and keep air moving. If the smell is still there once the carpet is dry, tell us within 72 hours and we come back and treat it, free.
Do you clean wool and delicate carpets?
Yes. We test the fibre first, then use a lower temperature and a low-moisture method on wool and natural fibres, so they do not shrink or turn brown.
