How a regular clean works
Agree the checklist
We talk through the areas, the tasks and the days you want, and write them down as a checklist. You get a fixed price before the first visit.
Sort the access
We agree how we get in: a key, a key safe or a door code. We note any alarm code, keep it safe, and set the alarm when we lock up.
Clean to the list
Every visit follows the same checklist: desks, touch points, kitchens, washrooms, bins and floors. Extras such as carpet cleaning or a kitchen deep clean are booked separately.
Check and report
The cleaner ticks off the checklist and leaves a note of anything we could not do or that needs your attention, like an empty soap dispenser. We aim to send the same cleaner each visit.
What affects the price
Floor area and layout
More space takes more hours. An open-plan floor is quicker to clean than the same area split into small offices, corridors and stairs.
Kitchens and washrooms
The number of kitchens and washrooms, and how busy they are, often decides the hours more than the desk space does.
How often we come
A regular clean is from £18 an hour, and the minimum charge is £60. Daily visits are shorter. A weekly visit has a week of build-up to clear, so it takes longer each time.
When we clean
Early mornings, evenings and weekends suit most offices. We confirm the price for your hours before the first visit. For typical rates and worked examples, read how much office cleaning costs in Manchester.
What a regular visit covers
Desks and touch points
Desks and surfaces wiped around your papers. Door handles, light switches, lift buttons and phones wiped every visit, because that is where germs pass from hand to hand.
Kitchens and tea points
Worktops, sinks and taps, microwaves and appliance fronts wiped down, and the floor mopped.
Washrooms
Toilets, basins, mirrors and taps cleaned and disinfected, soap and paper refilled from your stock, and the floor mopped.
Meeting rooms and reception
Tables wiped, chairs put back, and fingerprints cleaned off glass doors, so the first room a visitor sees looks right.
Bins and floors
Bins emptied, carpets vacuumed and hard floors mopped, working back towards the door so nobody walks on a wet floor.
Premises we clean
Offices
Open-plan floors, private offices, meeting rooms, reception, kitchens and washrooms, cleaned before your team arrives or after they leave.
Shops
The shop floor, counters, staff kitchen and toilets, cleaned before you open or after you close, so customers never walk round a wet floor.
Studios and other premises
Studios and other business premises with shared kitchens, washrooms and hard-wearing floors. Tell us how the space is used and we write the checklist around it.
Regular, deep or specialist clean?
Regular contract
Daily or weekly visits to the same checklist, ideally by the same cleaner. It keeps desks, touch points, kitchens, washrooms, bins and floors in order. From £18 an hour.
One-off deep clean
For a move, a refit, a new tenant or a long gap since the last clean. We do the usual tasks plus descaling, skirting boards, door frames and the dust on ledges. From £25 an hour.
Kitchen and washroom deep cleans
A kitchen deep clean is from £60 and a washroom deep clean from £45, and the minimum charge is £60. They tackle the grease and limescale a regular clean only keeps on top of.
Carpets
Vacuuming lifts loose dirt but not the grey traffic lanes. Carpets up to 50 m² are from £90. See commercial carpet cleaning for larger areas.
How it differs from a home clean
An office clean runs to a written checklist and a schedule, out of hours, with keys and alarms to manage. A home clean is usually a one-off visit while you are in.
What is not included
Windows, ovens and carpet cleaning
These are extras. We price them separately, and can book them on the same visit as a regular clean.
Washroom supplies
Soap, paper towels and toilet rolls are usually supplied by you. We refill from your stock and note when it is running low.
Papers and equipment
We wipe desks around papers, screens and keyboards and leave them where they are. If your team clears their desks, we can clean the whole surface.
Before the first visit
Tell us about the space
The floor area, the number of staff, the kitchens and washrooms, and the days and times that suit you. We turn it into a checklist with a fixed price.
Access and alarms
Agree a key, a key safe or a door code, and tell us how the alarm works. We label keys with a reference, never your address.
Rooms to leave alone
Tell us about any room we should not enter, such as a server room or a locked office, and anything that must not be moved.
Paperwork
RAMS, insurance and DBS certificates are available on request, for your landlord, your facilities team or your own records.
Keeping standards up
A note after every visit
The cleaner ticks off the checklist and leaves a note of anything we could not do or that needs your attention.
If something is missed
Tell us within 72 hours and we come back and put it right, free.
When things change
New staff, a new floor or a different routine? Tell us and we update the checklist and the price before the next visit.
How a visit works
Point out the problem areas
Show us any stain or mark, and tell us what caused it and whether anything has been used on it already. Some home stain removers set a stain or strip the colour, and that changes what we use.
Water and power
We bring the products and the equipment. We only need running water and a plug socket, so leave both on until we finish.
Pets and children
Keep them out of the room while we work, and off anything we cleaned until it is dry.

Questions
How much does office cleaning cost?
A regular clean is from £18 an hour and a one-off deep clean from £25 an hour. A kitchen deep clean is from £60, a washroom deep clean from £45 and carpets up to 50 m² from £90. We confirm a fixed price before we start, and the minimum charge is £60.
How often should an office be cleaned?
Most offices choose daily or weekly. Daily suits busy offices with shared kitchens and washrooms. Weekly can work for a small, quiet office. We suggest a schedule once we know the size, the headcount and how the space is used.
Can you clean out of hours?
Yes. Most office work is early morning, evenings and weekends, so nobody is disturbed. You choose the time and we keep to it.
What does a regular office clean include?
Desks and surfaces, shared touch points, kitchens and tea points, washrooms, bins and floors. Windows, ovens and carpet cleaning are extras, and we price them separately.
What is a one-off deep clean?
A slower, deeper clean for a move, a refit, a new tenant or a long gap since the last clean. We do the usual tasks, plus descaling in kitchens and washrooms, skirting boards, door frames and the dust that builds up on ledges.
How do keys and alarm codes work?
We agree a way in that suits you: a key, a key safe or a door code. We label keys with a reference, not your address, and we set the alarm and lock up when we leave.
Will we get the same cleaner every time?
We aim to. A regular cleaner learns your building, your routine and where things go. If they are off, we send a replacement who works to the same checklist, and we let you know.
Do you bring the equipment and products?
Yes. We bring the equipment and cleaning products. Washroom supplies such as soap and paper are usually supplied by you, and we refill from your stock.
