Sofa cleaning cost
Professional sofa cleaning costs about £40 to £60 for a two-seater in the UK, £50 to £90 for a three-seater and £70 to £120 or more for a corner sofa. Most cleaners also have a minimum charge of about £50 to £70.

London and the rest of the UK
The guides split London from the rest of the UK. None gives a separate figure for Manchester or the North West, which sits in the rest of the UK. Bark’s averages (before VAT, last updated 28 October 2026, checked 31 October 2026):
| Item | Rest of the UK | London |
|---|---|---|
| Armchair | £35 | £43 |
| 2-seater sofa | £53 | £64 |
| 3-seater sofa | £70 | £84 |
| 4-seater sofa | £70 | £85 |
| Corner or L-shaped sofa | £95 | £113 |
Bark says London is around a fifth higher. Fantastic Services gives £60 to £110 for a three-seater in London and the South East and says that area runs roughly 20 to 30% higher. Housekeep puts London at 15 to 20% more.
Our Manchester prices
These are our starting prices. We confirm a fixed price before we start. The minimum charge is £60.
| Item | Our starting price |
|---|---|
| Armchair | from £35 |
| 2-seater sofa | from £55 |
| 3-seater sofa | from £70 |
| Corner sofa | from £95 |
| Dining chair | from £10 |
A single armchair is below the minimum charge, so it is worth adding dining chairs, a rug from £35 or a double mattress from £45 on the same visit. See our sofa cleaning service, sofa cleaning in Manchester, or the full price list.
What a sofa clean covers
Bark says a standard quote usually covers checking the fabric or leather, the main clean by hot water extraction, dry cleaning or foam, basic spot treatment of light marks and a final grooming of the fabric. Fantastic Services lists much the same, with a colour-fastness test and vacuuming first.
Both usually charge extra for stain protection, deodorising or anti-allergen treatment, heavy stain or odour removal, and leather feeding and conditioning. Ask what your quote covers before you compare prices.
Ours includes reading the care label and testing a hidden spot, pre-treatment for food, drink and pet stains, the seat cushions cleaned on both sides, and leather cleaned by hand and conditioned. Heavy staining and delicate fabrics cost more, and we tell you the price before we start. If you are not happy with a spot, we clean it again for free.
Fabric, leather and drying time
Most fabric sofas are cleaned by hot water extraction. Fantastic Services says suede, velvet and silk need dry cleaning to avoid water marks or shrinkage, and Bark says these delicate fabrics can add 15 to 30% to the price. Bark puts a leather 2-seater at around £40 and a leather 3-seater at around £50, about the same as fabric.
Fantastic Services says a sofa is usually touch-dry in 4 to 6 hours and fully dry within 24 hours. Most fabric sofas we clean are dry in 4 to 6 hours, and leather can be used straight away. A three-seater takes us about an hour.
What changes the price
- Size. More seats and sections mean more fabric and cushions, so a corner or L-shaped sofa costs the most.
- Fabric. Velvet, silk and suede need a gentler method. Bark says they can add 15 to 30%.
- Condition. Heavy staining, pet smells, grease or years of use need pre-treatment and extra passes, Fantastic Services says.
- Location. London costs more. See the figures above.
- Minimum charge. Bark puts it at around £60 outside London and £80 in London. One small item usually costs the minimum.
- Timing. Housekeep says evenings, weekends, bank holidays and same-day or next-day bookings often cost more.
- Booking several items. Bark and Fantastic Services both say the price per item drops when you book more than one.
Extras and hidden costs

Questions
How much does it cost to clean a sofa?
In the UK, about £40 to £60 for a two-seater, £50 to £90 for a three-seater and £70 to £120 or more for a corner sofa, according to Fantastic Services. Bark’s average for a three-seater is £70 before VAT (both checked 31 October 2026). Our starting prices are £55 for a 2-seater, £70 for a 3-seater, £95 for a corner sofa and £35 for an armchair.
How much does sofa cleaning cost in Manchester?
None of the UK cost guides we checked gives a figure for Manchester or the North West. They split London from the rest of the UK, and Manchester sits in the rest of the UK: a three-seater averages £70 before VAT on Bark and costs £50 to £90 on Fantastic Services (checked 31 October 2026). Our Manchester price for a 3-seater starts at £70, and the minimum charge is £60.
How much does it cost to clean a corner sofa?
Bark averages £95 before VAT outside London and £113 in London. Fantastic Services and Housekeep both give £70 to £120 or more outside London and £90 to £150 or more in London (all checked 31 October 2026). Ours is from £95.
Is there a minimum charge for sofa cleaning?
Usually, yes. Bark puts it at around £60 outside London and £80 in London, and Fantastic Services at £50 to £70, or £60 to £100 in London and the South East (both checked 31 October 2026). Ours is £60, so a single armchair costs the minimum. Dining chairs are from £10 each, so adding a few makes the visit better value.
Does leather cost more to clean than fabric?
Not usually. Bark puts a leather 2-seater at around £40 and a leather 3-seater at around £50, in line with fabric. Delicate fabrics such as velvet, silk and suede cost more, and Bark says they can add 15% to 30% (checked 31 October 2026). We clean leather by hand and condition it as part of the clean.
How long does a sofa take to dry after cleaning?
Fantastic Services says a sofa is usually touch-dry in 4 to 6 hours and fully dry within 24 hours after extraction, and that dry cleaning leaves it usable sooner (checked 31 October 2026). Most fabric sofas we clean are dry in 4 to 6 hours, and leather can be used straight away.
Is it cheaper to clean a sofa yourself?
Upfront, yes. Hiring an upholstery machine costs about £15 to £20 a day according to Fantastic Services, around £28 a day according to Bark and £20 to £35 according to Housekeep, plus the cleaning solution (all checked 31 October 2026). The risk is over-wetting, which can leave water marks, shrink the fabric or dry slowly and smell musty. For delicate fabrics, deep stains, pet smells or leather, a professional clean is safer.
