How much do office cleaners cost in Manchester?

Expect about £16 to £25 an hour per cleaner. Our regular rate starts at £18, so 2 hours a day, 5 days a week comes to about £780 a month.

What office cleaners charge per hour

Cleaning firms usually quote per cleaner, per hour. Two UK price guides give these ranges:

  • Bark: £16 to £20 an hour to hire an office cleaner in the UK (last updated 22 August 2025, checked 23 October 2026). Its table lists Manchester at £18.50 an hour. The sentence above that table mentions house cleaners, so treat the figure as a guide.
  • MyJobQuote: £18 to £25 for regular daytime contract cleaning, £18 to £30 for early morning or evening, £22 to £35 for one-off cleans and £30 to £45 for deep cleans (last updated 15 October 2026, checked 23 October 2026).

We could not find a Manchester-only average we trust, so these are national ranges. Our regular clean starts at £18 an hour and a one-off deep clean at £25 an hour.

Rates have a floor. The National Living Wage for workers aged 21 and over is £12.71 an hour from April 2026 (GOV.UK, checked 23 October 2026). An employed cleaner must be paid at least that, and the hourly rate also has to cover supplies, insurance and management. A quote close to the wage itself is worth questioning.

What drives the cost

  • Hours and cleaners. The rate is per cleaner, so two cleaners for two hours is four labour hours (MyJobQuote).
  • Frequency. Weekly cleaning costs less in total than five days a week. For larger buildings, Bark says more frequent cleaning can be better value, because it stops the build-up that needs costly deep cleans.
  • Size and layout. A bigger space takes longer. Open-plan is quicker than many small rooms or several floors without a lift, and hard floors take longer than carpet.
  • Washrooms and kitchens. More toilets and a busy kitchen add time.
  • Out-of-hours work. MyJobQuote says late-night, weekend and bank holiday work usually costs more. Many offices clean before or after the working day so nobody is disturbed.
  • Consumables. Ask who supplies soap, toilet roll and bin liners, and whether they are in the quote or charged at cost.
  • Pricing basis and VAT. Some firms quote per hour, some per visit, per square metre or a fixed monthly sum. Ask whether the quote includes VAT.

Hours are the biggest lever. If you need to bring a bill down, cut or space out the tasks that take the longest, such as meeting rooms used once a week, rather than asking for a lower hourly rate. Ask the cleaner which tasks take most of the visit.

Worked examples at our regular rate

These use our regular rate of £18 an hour. A month is 52 weeks divided by 12, about 4.3 weeks.

  • 2 hours, 2 days a week: 4 hours a week, £72 a week, about £312 a month.
  • 2 hours, 5 days a week: 10 hours a week, £180 a week, about £780 a month.
  • 3 hours, 3 evenings a week: 9 hours a week, £162 a week, about £702 a month.
  • Two cleaners, 3 hours, once a week: 6 hours a week, £108 a week, about £468 a month.
  • One-off deep clean, 6 labour hours: £150 at £25 an hour.

For comparison, MyJobQuote gives £310 to £435 a month for 2 hours twice a week and £780 to £1,100 for 2 hours five days a week (last updated 15 October 2026, checked 23 October 2026). These are starting points, not quotes. We confirm a fixed price before the first visit.

Extras and one-off jobs

Some jobs sit outside the regular visit and are priced as fixed jobs:

  • Kitchen deep clean: from £60
  • Washroom deep clean: from £45
  • Carpets, up to 50 m²: from £90

A one-off deep clean is usually worth doing when a contract starts, so the regular visits begin from a clean baseline rather than working through a backlog.

What a regular office clean includes

  • Desks and surfaces wiped, and shared touch points such as door handles and light switches.
  • Kitchens and tea points: sinks, worktops and the outside of appliances.
  • Washrooms: toilets, basins, mirrors and floors, with soap and paper restocked if you supply them.
  • Bins emptied and liners replaced.
  • Floors vacuumed and mopped, including reception and meeting rooms.

Windows, ovens and deep cleans are extras. If the carpets need more than a vacuum, see commercial carpet cleaning.

What a cleaner can do in 3 hours

It depends on the size of the office. MyJobQuote pairs offices up to about 150 m² and 1 to 10 staff with visits of 1.5 to 2 hours, and offices of 150 to 500 m² and 10 to 40 staff with visits of 2 to 3 hours (checked 23 October 2026). So three hours suits a medium-sized office.

An example split for one cleaner, which changes with the building:

  • Washrooms: about 45 minutes.
  • Kitchen and tea point: about 30 minutes.
  • Desks, touch points and bins: about 60 minutes.
  • Floors: about 45 minutes.

That leaves no time for windows, ovens or a deep clean. If the list does not fit the hours, you either add hours or drop tasks, and a good cleaner tells you which.

How to compare quotes

  • Ask for the checklist in writing, with hours per visit and days per week.
  • Ask whether the price is hourly, per visit or a fixed monthly sum, and whether it includes VAT.
  • Ask who supplies consumables.
  • Ask about notice periods, and for proof of public liability insurance.
  • Ask how keys and alarm codes are handled.
