Hot water extraction
How we clean commercial carpets
Plan the visit
We ask about the carpet type, the traffic lanes, the stains and when the area is empty. Then we agree the method, the time and the price.
Vacuum and pre-treat
A commercial vacuum lifts the dry soil first. We then pre-spray traffic lanes, coffee spills and the marks under chair legs.
Extract
Hot water rinses the soil out of the pile and is pulled straight back out with it, so traffic lanes and spills lift, not just the surface. On carpet tiles we use less water and keep it out of the backing.
Dry and hand back
We set up air movers where needed and show you any area still damp. Most carpet can be walked on in 2 to 4 hours, longer in big rooms, which is why we often clean in the evening.
What affects the price
Floor area
Up to 50 m² is from £90, up to 100 m² from £160 and up to 250 m² from £350. Measure the room or send a floor plan, and we price larger sites from that.
How heavily it is used
Grey traffic lanes, coffee spills and the marks under chair legs need more pre-treatment. A busy entrance takes longer than a quiet back office of the same size.
Furniture and layout
We move chairs and light furniture and put them back. An open floor is quicker than one packed with desks, cables and storage.
Meeting rooms and stairs
A meeting room is from £60 and a stairwell from £40 a floor, and the minimum charge is £60. Stairs are cleaned step by step with a hand tool, because the front edges take the most wear.
Premises we clean
Offices
Open-plan floors, private offices, meeting rooms and reception, cleaned in the evening or at the weekend so the floor is dry for the morning.
Shops and restaurants
Cleaned after closing or before opening, so customers never walk on a damp floor. Tell us your opening hours and we plan the visit round them.
Schools
Classrooms, corridors and staff rooms, cleaned at a time when the building is empty. Tell us the dates that suit you.
Flats and HMOs
The hallways, stairs and landings in communal areas, where heavy foot traffic grinds the dirt into the pile fastest.
Carpets we clean
Carpet tiles
We use less water on tiles and keep it out of the backing, so they stay flat. If a few tiles are beyond cleaning, they can sometimes be swapped for spares, and we tell you if that is cheaper.
Fitted commercial carpet
Most commercial carpet is a hard-wearing synthetic loop or short pile. It takes hot water extraction well and dries in 2 to 4 hours.
Wool and wool blends
Often found in boardrooms and receptions. Too much heat or water can shrink wool or turn it brown, so we use a lower temperature and a low-moisture method.
Entrance matting
Mats at the door catch the grit before it reaches the carpet. Clean them with the carpet, or the dirt they hold walks straight back in.
Stains: what comes out
Usually lifts well
Coffee, tea, fizzy drinks, food, mud and the grey traffic lanes along walkways and round desks, especially when the stain is fresh.
May only fade
Ink, toner, old drink stains and marks that have been cleaned before with the wrong product. We test them first and tell you what is likely to lift.
Will not come out
Bleach marks, burns and pile that has been crushed or worn down by chair wheels. That is wear, not dirt, so a clean cannot bring it back. We point these out before we start.
Getting the floor ready
Clear the floor
Ask your team to lift bags, boxes, bins and loose cables off the floor. We move chairs and light furniture, but we leave computers and anything plugged in alone.
Access and alarms
Tell us how we get in and how the alarm works, and when the building is empty. We agree the slot when you book.
Paperwork
If your landlord or facilities team needs a risk assessment, method statement or proof of insurance, ask when you book and we send them before we start.
Drying and upkeep
Walking on it
Walkways are marked with wet floor signs while the carpet dries. Most carpet can be walked on in 2 to 4 hours, and we show you any area still damp.
Between deep cleans
Vacuum the main walkways daily, keep the entrance mats clean and blot spills straight away with a clean white cloth and cold water. A lighter clean of the walkways between deep cleans keeps traffic lanes from setting in.
How a visit works
Point out the problem areas
Show us any stain or mark, and tell us what caused it and whether anything has been used on it already. Some home stain removers set a stain or strip the colour, and that changes what we use.
Water and power
We bring the products and the equipment. We only need running water and a plug socket, so leave both on until we finish.
Pets and children
Keep them out of the room while we work, and off anything we cleaned until it is dry.

Questions
How much does commercial carpet cleaning cost?
Prices start at £90 for up to 50 m², £160 for up to 100 m² and £350 for up to 250 m². A meeting room is from £60 and a stairwell from £40 a floor. Heavy soiling and large sites cost more. We confirm a fixed price before we start, and the minimum charge is £60.
Can you clean carpets out of hours?
Yes. We work evenings and weekends, so your staff and customers are not disturbed. Tell us when the premises are empty and we agree a slot when you book.
Which cleaning method do you use?
Hot water extraction. It rinses the carpet with hot water and pulls it straight back out, taking the soil with it. It cleans deeper than shampoo or dry compound and leaves no sticky residue to pull dirt back in.
How long before the carpet can be walked on?
2 to 4 hours is typical, and thick carpet in large rooms can take longer. We give you the likely time when you book, and we can clean in the evening so the floor is dry by morning.
Can you clean carpet tiles?
Yes. We use less water on tiles and keep it out of the backing, so the tiles stay flat. If a few tiles are beyond cleaning, they can sometimes be swapped for spares, and we tell you if that is cheaper.
Do you clean carpets in shops, schools and restaurants?
Yes. As well as offices, we clean shops, schools, restaurants and the hallways, stairs and landings of flats and HMOs. Tell us the opening hours or the times the building is empty and we plan the visit around them.
Can you provide a risk assessment, method statement and insurance?
Yes. We can send a risk assessment, a method statement and proof of insurance before we start. Ask for them when you book.
How often should commercial carpets be cleaned?
Busy offices and shops usually need a deep clean every 6 to 12 months, with a lighter clean of the main walkways in between. Quiet rooms can go longer. Some carpet warranties ask for regular professional cleaning, so check yours.
